“We Built Our Brand Here — Right Under the Noise” – From the Tenant's Perspective
200m² | Ground Floor Office | Sukhumvit Soi 11
Everyone told me I was mad to lease space here.
Soi 11? That party street? Isn’t that where the taco trucks, rooftop DJs, and hostel check-ins blur together by 4pm?
Exactly. That’s why I came here.
Because in the middle of the madness, just under the old Ambassador Residences, there’s this reborn 200m² office that feels like it doesn’t belong — in the best way possible.
A calm, clean, clever studio. White and yellow. Pan-Asian tones. Ground floor access. Zero attitude.
It felt like finding a jazz bar under a nightclub.
Old Bones, New Mindset
The building itself? It’s not fooling anyone. It’s an older residential block with a lot of history and a fair bit of wear.
But that’s what made the contrast so sharp.
You step off the soi, pass the tuk-tuks and tourists, and push through the front glass of our office — and everything resets.
Whitewashed brick. Muted yellows. Bamboo touches. Clean lines. Bright lights. Natural textures.
Inside, we hold meetings. Do serious work. Host clients. Film content.
Outside, chaos. Inside, clarity.
It’s not for every business. But it’s perfect for ours.
200m² That Works Like a House
We divided the space with glass and light, not drywall and darkness.
The front is all welcome — showreels on a loop, brand graphics on matte walls, curated playlists that ease tension.
The centre is where ideas happen — desks, collaborative corners, breakout zones.
The rear? Quiet rooms. Zoom caves. Serious edits.
There’s even a back door for late exits and morning delivery runs.
We created an ecosystem in a place no one expected.
Now? Everyone wants to visit. They just never guessed it would be here.
Because Branding Isn’t Just Visual. It’s Geographic.
Our clients love it. Our creatives thrive on it.
We’re in the city, but not in some glass-and-steel husk 40 floors up.
We’ve got street energy — raw, real, reactive — but a workspace that’s genuinely composed.
And when someone says, “Where are you based?”
We smile.
“Soi 11. Under Ambassador. Come see.”
“I Used to Be Just the Ground Floor. Now I’m the Frontline.” – From the Office Itself
I used to be a dusty footnote under an aging residential building.
I was where taxis parked, where forgotten offices blinked under fluorescent light, where nothing much happened.
Until someone saw what I could be.
And now I am 200 square metres of refurbished clarity — white base, yellow accents, raw textures.
Pan-Asian, pan-creative, pan-possible.
My Style Is Simplicity, With a Kick; I don’t pretend I’m in Tokyo or Stockholm. I am Bangkok — reimagined.
White walls with shape. Soft yellows that warm but don’t scream. A layout that lets light bounce and humans breathe.
I’m not corporate. I’m functional. I’m flexible. And I’m very, very real.
My floors are durable. My wiring is new. My ceiling height works. And my acoustics are solid, even with the street just outside.
Yes — I’m under the Ambassador Residences.
Yes — that building’s been around.
But what’s above me doesn’t define me.
In fact, it highlights me. Because in contrast to the past, I feel fresh.
I’m not shiny new glass. I’m an intelligent reinvention.
Streetfront presence. No elevator required. Signage allowed. Entry direct.
I’m easy to find — and impossible to forget once you step inside.
Where else in Bangkok does 24/7 energy feel this alive?
Clients from Thonglor. Creators from Ladprao. Remote workers from Samui. Tourists-turned-startups. Everyone passes through here.
I’m the office space they stumble into… and stay for.
I’m where businesses begin in Bangkok.
Where creative founders find footing.
Where the noise outside fuels the clarity within.
Digital agencies tired of towers
Film crews needing access, not attitude
Designers, coders, strategists — anyone who gets it
I’m not perfect. But I’m possible.
Come downstairs. I’ve been waiting.
