Can I get a mortgage in Thailand as a foreigner?
Some Thai and international banks offer foreign property loans, but they usually require income documentation and higher down payments. What is the minimum lease term in Bangkok?
Most rentals are available on 12-month contracts, though shorter stays (3–6 months) may be available at a premium.
Are utility bills included in the rental cost in Thailand?
Generally not. Electricity, water, and internet are typically billed separately unless stated otherwise. The rent cost nearly always includes building maintenance services provided by the condo's juristic office, as well as general repairs to 'make good.' Please note air conditioning cleaning cost is not included in the rental price, so budget around 600 THB per air handler twice per year.
How much deposit do I need to put down for a rental property in Thailand?
Standard practice is 2 months’ deposit + 1 month rent in advance.
How much does it cost to rent an average condo in Bangkok?
Studio condos start around ฿10,000/month in outer zones, with prime area one-bedrooms averaging ฿25,000–฿40,000/month - and everything in between! Can I bring pets into a Bangkok condo building?
Some condos are pet-friendly, but it depends on the building rules. Always check before signing a lease.
Are condos in Bangkok and Thailand usually furnished?
Most condos are fully furnished, but unfurnished or partially furnished options also exist, especially for long-term leases. Often sales porperties come fully furnihsed too, and include the fittings, furniture and finery as part of the sale. This happens also at the more affordabel end of the market, as well as large luxury houses on gated community neighborhoods.
Can I rent a condo in Thailand as a foreigner? Even if I am not a resident?
Yes, foreigners can easily rent properties in Thailand with just a valid passport and visa. Westerners who are used to complicated, slow, stressful and expensive background checks when renting in the UK for example will be delighted with how easy the experience is; there are no checks as such, just pay the two months deposit plus the one month first rental and you're off to the races.
How do I find a rental property in Bangkok?

What happens if I break my lease early?
Most contracts require forfeiture of the deposit if broken without notice. Always negotiate terms upfront and be aware of your rights and obligations under the rental contract. You can breach at any time with no notice if you have to, but just be aware you will lose the deposit immediately. At times, we may be able to help you negotiate such as in times of emergency. We can advise and act as a collaborative liaison with the landlord; that's why Prime Property is always better than going direct.
Is subletting allowed in Thai condos?
Typically no, unless permitted by the landlord and building management. Please ask for our advice if your situation changes. Also be doubly aware that short-term subletting is a no-no and is against the law in Thailand, as this status is only available to hotel operators and legally entitled guest houses.
Where can I buy a villa in Thailand?
Phuket, Koh Samui, Hua Hin, Pattaya, and Chiang Mai are top destinations for villa purchases.
Is Airbnb legal in Thailand?
Short-term stays under 30 days are technically restricted in most condos unless licensed as hotels. However, many villas and serviced apartments remain available. It's risky staying in these properties as most private operators don't license them (which would be required for each new guest) and you could be removed by immigration police or the Royal Thai Police at any time. Also, you will find the stay in an unregistered Air BNB in Thailand stressful and the building's immediate neighbours frown on the practice and will keep a suspictious eye on your the whole time you are staying in an unregistered short-term tenancy.
Do villas in Thailand come with a pool?
Yes, most mid- to high-end villas feature private swimming pools and outdoor living spaces. Most affordable places will do also, but please check with us if this is an important consideration. In fact most condo and apartment buildings do too, so it's not just common to see a pool a feature of a Thai villa.
Are property prices rising in Thailand?
Prime urban and coastal areas are seeing stable or rising property prices, especially with returning international demand post-pandemic. Also, due to the cost of living crisis in UK and many European countries, there is something of a mass exodus currently of those seeking rent or purchase, particularly in Bangkok, Phuket, Bali and Dubai; of those, Thailand offers the best value in terms of what you can get versus what you will pay. Do I need a lawyer when I buy property in Thailand?
While not mandatory, it’s strongly recommended to have a property lawyer conduct due diligence and contract reviews. Can I resell my condo in Thailand easily?
Yes, but resale times vary. Working with a local agent familiar with your building and market is key. We conditionally are able to list private sale units from time to time, so if you would like to list your property with us directly, please get in touch in the first instance. In the future we may introduce an automated listings feature for private sellers, but at the moment we prefer to vet everything on the site to protect our customers to the best of our ability. What currency do I need to use for purchase?
Foreigners must remit funds in foreign currency into Thailand and convert to baht, with documentation via a Foreign Exchange Transaction form. Please ask us if you need advice with the transfer prior to arranging as it's potentially an expensive mistake if you have to do it twice due to errors on the bank transfer request.
Why is Sukhumvit such a popular location?
Sukhumvit offers easy access to BTS/MRT, international schools, shopping, nightlife, and top-grade condos. IT's the heart of the city from the perspective of those who live there. Meanwhile, Silom is regarded as the business district CBD and commercial centre - although after a while spent in Bangkok the city is so vast that it all looks like city centre.
Is Thonglor good for families?
Yes, Thonglor combines trendy lifestyle with international preschools and quiet residential lanes ideal for families. It is great for dining, dog walkiing and socialising, and a popular choice with Japanese residents due to the plethora of quality authentic eating options.
How close is On Nut to central Bangkok? Is Onnut a good area?
On Nut is just 5–6 BTS stops from Asoke, with lower rental prices and a growing expat community. Onnut is a booming and popular locale, and has many attractions and conveniences, yet despite that it is affordable and desirable. Actually, we love it! And so do thousands of foreigners who move here, live here, invest here or nearby. Phra Kanong and Bangchak, which are both connected, are amazing too.
